Commercial door repair and fire door inspection in Oakville

Door repair, installation, maintenance and fire door compliance for commercial, industrial and institutional buildings across Oakville.

The buildings here

Oakville is three different door problems

The town’s commercial stock splits into three eras, and each one fails differently. Knowing which building you are standing in tells you what you are likely to find.

The Speers and Wyecroft industrial belt

Light industrial and warehousing built largely through the 1970s and 80s, running west from Kerr Street. Hollow metal doors and frames throughout, hard-used, with decades of hardware substitutions layered on top. This is where we find the most field modifications — doors drilled for hardware since removed, closers replaced with whatever fitted, fire labels painted over during a repaint nobody documented.

Winston Park and the QEW office corridor

Newer office and flex space along Winston Churchill Boulevard and the South Service Road. Better-specified openings, often with electrified hardware, card access and automatic operators. The failures here are subtler — a mag lock that does not release cleanly, a coordinator out of sequence on a pair, an operator pushing against a closer that was never adjusted to suit it.

Downtown, Kerr Village and Bronte

Older mixed commercial, much of it converted or renovated several times. Fire separations that have been altered during fit-outs, sometimes without anyone updating the door assemblies to match. Heritage and near-heritage frontages complicate replacement, which makes repair the far more practical route.

Institutional Oakville

Oakville Trafalgar Memorial Hospital, Sheridan College’s Trafalgar campus, town facilities and a substantial school board estate.

These carry the highest fire separation density of any buildings in town, the strictest documentation expectations, and the least tolerance for work during occupied hours.

They are also the buildings where a missed inspection has consequences beyond a fire inspector’s order.

Compliance in Oakville

Monthly inspection, and most buildings have never had one

The Ontario Fire Code requires every door in a fire separation to be inspected monthly — Division B, Article 2.2.3.4(4). It applies whether or not the door is in regular use, and there is no exemption: the exceptions at 2.2.3.4(3) relieve a door from being held closed, not from being inspected.

The Oakville Fire Department enforces the Fire Code locally, and an inspection that finds doors out of compliance can result in an order with a deadline attached.

The obligation falls on the “owner”, and the Code’s definition is wider than most people expect: “any person, firm or corporation having control over any portion of the building or property under consideration”, and it expressly includes the persons in the building (Division A, Article 1.4.1.2). Article 1.2.1.1 then makes the owner responsible for carrying out the Code. In a multi-tenant building on Speers Road or a managed office in Winston Park, that usually means the manager rather than the titleholder.

Most buildings we look at have never had a formal fire door inspection. That is a normal starting point, not a crisis — and it is considerably better to discover it yourself than to discover it during an inspection.

Common questions

Working in Oakville

How quickly can you attend in Oakville?
Oakville is central to our service area, so attendance is usually within one to two business days and often faster. If a door is a security or safety problem, call rather than send the form and we will tell you honestly when we can be there.
Can you work outside business hours?
Yes, by arrangement. Occupied offices along the QEW corridor, retail in Bronte and Kerr Village, and institutional buildings often need work done outside tenant or operating hours, and we schedule around that.
Do you work on older downtown buildings?
Regularly. Older stock in downtown Oakville and Kerr Village often has frames and openings that cannot practically be replaced, which makes skilled repair more valuable than a quote for new doors. We will tell you when repair is the better route, which it usually is.
Our building has electrified hardware. Do you handle that?
Yes. Electric strikes, magnetic locks, door position switches and powered operators are common in Winston Park and the newer Service Road buildings. A high proportion of apparent electrical faults turn out to be mechanical — a misaligned strike stopping an otherwise working device from engaging — so we diagnose the whole opening rather than assuming the electronics are at fault.
Do you serve Milton and Halton Hills?
Yes. Milton, Halton Hills, Georgetown and Acton all sit within our service area, along with the rest of the GTHA from Toronto through to Hamilton.
