Most doors do not need replacing
We will usually try to talk you out of a new door. Most faults are hardware, and hardware is almost always cheaper to fix than a leaf and frame are to replace.
Replacement genuinely makes sense in a handful of situations: a leaf that is structurally damaged or corroded through, a frame badly out of true or pulling away from the wall, a rated door modified beyond what can be reversed, an opening that no longer suits how the space is used, or a door whose label is gone and cannot be re-certified.
If you are in one of those situations we will say so plainly, and if you are not, we will say that too.
Doors, frames and complete openings
Hollow metal
Steel doors and frames for commercial, industrial and institutional use, including fire-rated assemblies. The workhorse of commercial openings — durable, secure and available rated.
Wood doors
Solid core and architectural wood doors, including fire-rated. Common in offices, healthcare and institutional interiors where appearance matters.
Glazed and aluminium
Storefront and interior glazed openings, aluminium frames and vision panels, with appropriate rated glazing where required.
Frames
Knock-down and welded frames, frame repair and replacement, anchoring and grouting where the existing frame is beyond adjustment.
Hardware packages
Closers, exit devices, locksets, hinges, seals and thresholds specified to suit the opening and its rating — not whatever was cheapest.
Rated assemblies
Fire-rated doors carrying ULC labels, installed so the certification remains valid and can be demonstrated afterwards.
A rated door is only rated if it is installed correctly
Buying a labelled door does not give you a compliant opening. The assembly is certified as a whole — leaf, frame, hinges, closer, latch, seals — and the installation has to respect that.
- Clearances set within tolerance, not eyeballed
- Hardware listed for use on that assembly
- Frame anchored and, where required, grouted as specified
- No field modifications outside what the listing permits
- Label intact, legible and left where it can be read
- The completed opening documented, so you can demonstrate it later
Canadian doors carry ULC labels
Fire doors in Canada are listed to CAN/ULC-S104 and carry a ULC label. US doors carry UL or Warnock Hersey labels against US standards, and they are not automatically interchangeable.
Substituting hardware across the two can invalidate a rating on a door that works perfectly. It is an easy mistake and an expensive one.

A written price covering door, frame, hardware and fitting. Lead times stated up front, since non-stock and rated doors are made to order.
Install
Fitted to suit your schedule, including outside tenant hours. Openings are made secure before we leave, every day.
Record
Photographs, hardware schedule and label details recorded against the opening, so the file exists when someone asks.
