What actually goes wrong with commercial doors
Commercial doors fail in predictable ways. Knowing which one you have tells you whether it is a twenty-minute adjustment or a replacement.
The door will not close on its own
Almost always the closer. Hydraulic fluid leaks past internal seals, the closing speed drifts, or the arm has been forced and bent. On a fire door this matters more than convenience — a door that does not close is not a fire separation. Most closers can be adjusted; worn ones are replaced, and we carry the common sizes.
The door closes but will not latch
The most common fault we see, and the most commonly ignored. Usually the strike is misaligned because the frame has moved or the door has dropped on its hinges. Sometimes the latch itself is worn. The fix is often shimming, strike adjustment or filing — inexpensive, and it restores the door’s function completely.
The door sticks, drags or binds
Hinges sagging under weight, a frame pushed out of square, or building movement. Left alone it gets worse, because every opening forces the door further out of alignment. Hinge replacement, shimming or frame adjustment depending on the cause.
The panic bar sticks or does not release
Exit devices take enormous abuse and are safety-critical — a jammed panic bar on an egress route is both a code violation and a genuine hazard. Worn latches, bent bars, misaligned strikes and failed dogging mechanisms are all repairable. Replacement where the device is beyond service.
Damage from traffic
Pallet trucks, carts, trolleys and forced entry. Dented leaves, bent frames, torn hardware. Depending on severity we repair in place or replace the leaf. Where damage is recurring, door protection is cheaper than repeating the repair.
Draughts, noise or water getting through
Gasketing, sweeps, thresholds and seals wear out, get painted over or are removed and never replaced. On a fire door this is a code issue as well as a comfort one, since smoke seals are part of the rated assembly.
Electrified hardware not working
Electric strikes, magnetic locks, power transfers and door position switches. Often the fault is mechanical rather than electrical — misalignment stopping a strike from engaging. We diagnose the opening as a whole rather than assuming the problem is the electronics.

What we will not do
We will not make a fire door work by defeating what makes it a fire door. Removing a closer, disabling a latch or packing out a gap gets the door moving again and leaves you non-compliant and exposed.
If that is the only way to achieve what you have asked for, we will say so and explain the alternative.
We will tell you if it is a fire door
A lot of commercial doors are fire-rated and nobody on site is aware of it. The label is often painted over, damaged, or on the top edge where nobody looks.
It matters, because a rated door has requirements a normal door does not — clearance tolerances, positive latching, a functioning self-closing device, no field-drilled holes, intact seals. A repair that ignores those leaves the assembly non-compliant even though the door works.
If we find a rated door during a repair call, we will tell you, and we will carry out the repair in a way that keeps the rating intact.
