Commercial door repair and fire door inspection in Vaughan
Door repair, installation, maintenance and fire door compliance for Vaughan’s industrial, commercial and institutional buildings.
Two Vaughans, thirty years apart
Vaughan has some of the oldest working industrial stock in York Region sitting a few kilometres from some of the newest towers in the GTA. The door problems in each are almost opposites.
Concord and Woodbridge industrial
Manufacturing, food processing, distribution and trade counters, much of it built from the 1970s onward and adapted repeatedly since. Hollow metal throughout, hard-used, with layers of hardware substitutions accumulated over decades.
Food processing deserves particular mention. Wash-down environments, temperature differentials and constant humidity are punishing on hardware — hinges corrode, closers seize, and gasketing degrades far faster than in a dry building. Doors that would last fifteen years elsewhere need attention in five.
Vaughan Metropolitan Centre
New towers, new specification, electrified hardware and automatic entrances throughout. The faults here are configuration rather than wear — a mag lock not releasing cleanly on alarm, an operator working against a closer never adjusted to suit it, a coordinator out of sequence on a lobby pair.
New does not mean compliant. We regularly find recently completed buildings where hardware was substituted late in construction for something not listed for that assembly, which invalidates the rating on a door that works perfectly.
The Highway 7 and 400 corridor
Warehousing, logistics and flex space at scale, with the same profile as Peel’s distribution stock — high throughput, constant freight movement, and impact damage to frames and leaves as the defining failure mode.
Institutional Vaughan
Cortellucci Vaughan Hospital opened in 2021, and the city carries a substantial and growing school board estate plus municipal facilities.
New institutional buildings have complete documentation from construction — which is an advantage, provided somebody has kept it current as hardware has been changed since handover. Often nobody has.

Planned maintenance →New buildings are not exempt
The Ontario Fire Code requires every door in a fire separation to be inspected monthly — Division B, Article 2.2.3.4(4). It applies whether or not the door is in regular use, and there is no exemption: the exceptions at 2.2.3.4(3) relieve a door from being held closed, not from being inspected.
A common assumption in newer buildings is that compliance was handled at construction and does not need revisiting. The Ontario Building Code governs how a building is built; the Fire Code governs how it is maintained afterwards. A building can have been constructed entirely correctly and still be in breach two years later because hardware was changed, a hold-open was fitted, or a label was painted over.
Vaughan Fire and Rescue Service enforces the Fire Code locally, and an inspection that finds doors out of compliance can result in an order with a deadline attached. A recent occupancy permit is not an answer to that — the maintenance obligation starts once the building is in use.
The obligation falls on the “owner”, and the Code’s definition is wider than most people expect: “any person, firm or corporation having control over any portion of the building or property under consideration”, and it expressly includes the persons in the building (Division A, Article 1.4.1.2). Article 1.2.1.1 then makes the owner responsible for carrying out the Code.
